VILLA MARIA – ARRIVAL AND DEPARTURE

ARRIVAL

The key box on the external fence by the gate contains the keys to the front door to the villa. The code for the box is: 2104    Please note that the box may need to be pressed inwards a little and the black catch moved downwards to release the box.

The pedestrian gate will NOT be locked upon your arrival, our agents will have opened it for you.

Please close the key box after use and secure it by pressing inwards and then moving the digits around.

 

DURING YOUR STAY

The vehicle gate is locked to avoid wind damage and as such we prefer it to stayed locked during your stay and for vehicles to be parked outside on the road. If you do need particular access with a car to the driveway there is a key located in the key pot inside the villa. Please close and lock the vehicle gate at all times to avoid wind damage and especially prior to departure. NB: The lock to the vehicle gate operates in reverse motion.

Close and lock all windows and doors when going out.

PLEASE ENSURE, WHEN ANY AIR CONDITIONING UNIT IS ACTIVE, THAT ALL DOORS AND WINDOWS ARE CLOSED. EXCESSIVE ENERGY CONSUMPTION UNFORTUNATELY HAS TO BE DEDUCTED FROM YOUR DEPOSIT.

Please leave the key for the upstairs balcony door in that door at all times.

The side door to the Villa and its garage is locked at all times, as are the garage shutter doors. This area is not for access by our guests.

Note: The CCTV Cameras are NOT ACTIVE during your stay, nor is the alarm system. The CCTV cameras are only active when the alarm is set, in between rentals or out of season.

 

DEPARTURE

PLEASE ENSURE THAT YOU LOCK THE FRONT DOOR AND PUT THE KEY BACK IN THE OUTSIDE KEY BOX ON THE PERIMETER FENCE SAFELY UPON DEPARTURE, to avoid loss of deposit. Please take care of the keys.

Please ensure that the vehicle gate key and post box keys are put back in the key pot in the kitchen.

Please close and lock all windows and external doors/patio doors etc.

IF you have used your own streaming accounts on the lounge television please Log Out of any Netflix, Amazon Prime, Apple TV or other Apps that you may have used to prevent others from accessing them. Please do not log out of our CytaVision account.

 

Villa Maria – House Rules Summary

Please read carefully to ensure a safe, enjoyable stay and to avoid any charges to your security deposit.

🔐 1. Security & Keys (Very Important)

  • Always lock all doors and windows when leaving the villa and when going to bed.

  • Take care of all keys (front door, pedestrian gate, balcony, and vehicle gate).

  • Lost or damaged keys, or call‑outs due to negligence, are chargeable.

❄️ 2. Air Conditioning & Electricity Use

  • All external doors and windows MUST be closed when air conditioning is on.

  • Switch AC units off when not in use or when leaving the villa.

  • Excessive energy use is monitored and deducted from your deposit if misused.

🔇 3. Noise & Neighbours

  • Please respect neighbours at all times.

  • Keep noise to a minimum after 11:00pm.

  • Complaints from neighbours or authorities may result in deposit deductions.

🏊 4. Pool Safety – Strict Rules

  • NO DIVING – the pool is not deep enough and serious injury will occur.

  • NO GLASS in or around the pool – plastic glasses only.

  • Children must be supervised at all times. NO BALL GAMES with heavy balls that can damage outside fixtures, fittings & equipment

  • Do not touch pool pumps, filters, chemicals, or heating equipment.

🚭 5. No Smoking or Vaping Indoors

  • Smoking or vaping inside the villa is strictly prohibited.

  • Any breach results in loss of the full security deposit.

🌬️ 6. Parasols & Wind Safety

  • Parasols must be taken down in strong winds and every night. They can be left in their bases if folded down.

  • Wind damage to parasols or property is chargeable. Strong winds on the island are commonplace and can pick up unexpectedly

🔥 7. BBQ & Pizza Oven Use

  • Never leave BBQ or pizza oven unattended.

  • Clean grills and utensils after every use and at the end of your stay.

  • If you use up the gas, replace the empty gas bottle for the next guests.

🗑️ 8. Rubbish & Pest Control

  • Dispose of rubbish regularly in the green bins in the road marked Astra Villas.

  • Failure to do so may attract pests and result in extra cleaning charges. It is also useful to spray the bottom edge of the property on the rear patio with ant spray at times.

🚫 9. Restricted Areas & Owner Property

  • Do not access locked storage, chained cupboards, or the owner’s garage/motorbike.

  • Do not interfere with the alarm system, CCTV equipment, or irrigation systems.

  • Damage or interference is chargeable.

💳 10. Security Deposit – How You Could Lose It

Your deposit may be withheld (partially or fully) for:

  • Property, furniture, pool, or equipment damage

  • Misuse of air conditioning or leaving doors/windows unlocked

  • Excessive cleaning, dirty BBQs, or rubbish left behind

  • Smoking/vaping indoors

  • Parties, unauthorised guests, or neighbour complaints

  • Loss or damage of keys, remotes, towels, or villa items

  • Failure to follow the villa rules

⚠️ Please report any existing damage immediately on arrival, otherwise it may be assumed to have occurred during your stay.
